Investment Stages
- Day 1: Sponsor invests minimum 15% equity at land or shovel-ready acquisition.
- Month 24 (CO): Additional equity to lower leverage and repay preferred equity and carry costs.
- Month 36 (Stabilization): Permanent financing to optimize debt and equity structure.
Capital Stack Targets
- Construction loan: typically 55 percent senior and 15 percent mezzanine
- Preferred equity: up to 85 percent of project costs when appropriate
- Sponsor equity: 15–45 percent initial and follow-on funding
