RFVV Program Overview
RFVV helps structure joint ventures, co‑GP arrangements, and preferred equity partnerships aligning sponsor, capital provider, and development interests
Project Requirements
- Shovel‑ready, permitted, entitled, and competitively bid
- Detailed hard‑cost budget and schedule in place.
- Institutional‑quality sponsor meeting liquidity and net‑worth criteria.
Investment Phases
- Day 1: Sponsor contributes minimum 15 percent equity at land / shovel‑ready acquisition
- Month 24 (Approx., at CO): Additional equity investment to reduce leverage and/or repay preferred equity and carry costs
- Month 36 (Approx., at stabilization): Permanent financing to optimize long‑term debt and equity structure
Capital Stack Targets
- Construction loan: typically 55 percent senior and 15 percent mezzanine
- Preferred equity: up to 85 percent of project costs when appropriate
- Sponsor equity: 15–45 percent initial and follow‑on funding
Sponsor Control & Governance
- Sponsors retain go/no‑go control at key milestones and maintain ultimate authority over design, leasing strategy, and disposition decisions
